Ambika specialises
in protecting vacant property. Securing an empty property quickly
and effectively is important. Ambika has the experience and
personnel to allow us to secure, occupy and vacate a property at a
few hours notice.
WHAT DOES 'NON-TENANCY' OCCUPATION MEAN?
Ambika installs
caretakers who reside in a property on a non-tenancy basis. This
means that all Ambika staff occupying the property have no right
of tenancy at the property. They are there to secure the property,
and are employed directly by Ambika.
All Ambika
caretakers sign a Caretakers Agreement. Clause 4 in this agreement
says “I
acknowledge and confirm that I have no tenancy, licence or legal
interest in the property and I will make no claim in respect
thereof.”
The Caretakers
Agreement was originally drafted by Crown Estate Solicitors, and
no legal issues have arisen over the past 15 years.
In addition Ambika
only charges the client for its services. No charges are levied on
the caretakers, as accepting payment for accommodation may affect
the non-tenancy agreement signed by all Ambika caretakers. This
gives the client total piece of mind, knowing that Ambika
caretakers have signed a legal document accepting that they have
no legal interest in the property.
